As a list broker, I take many things into consideration when listing a home, such as timing and when to sell. For the Pearl Street property, my client, who is a developer, did an outstanding job with this full gut-renovation of a beautiful italianate style home. He was eager and determined to get it on the market ASAP, which happened to be in the middle of December when the market was quiet. I suggested holding until January, when there is a more focused buyer pool after the holidays, and though the weather may say otherwise, January is truly when the "spring" market begins in Cambridge. He agreed, and the home sold for $300,000 over asking with multiple offers.
