This home was a ground-up new construction in Cambridgeport. Once I gauged the popularity of the property, the seller agreed to set an offer deadline. We had one offer submitted before the deadline. This scenario can make a seller nervous, but it's important to reframe the situation away from scarcity. If a buyer is really committed to purchasing the property, they will make their offer good through the deadline. This was exactly the case, and the seller garnered 50K more than if he had accepted the initial offer from the buyer trying to submit before the deadline.
